1. Where are you located?
Robin's Resort is located in the heart of Osage Beach, on Lake
Road 54-29. We are 1/4 mile east of the Grand Glaize Bridge and
1/4 mile west of the Factory Outlet Mall. We are centrally located
to numerous activities whether you are traveling by land or water.
Robin's guests are never far from shopping, boating, dining, or
any of the other fun adventures that await you at the Lake of
the Ozarks. We are just minutes away from the 110 Store Factory
Outlet Mall, 5 miles from the famous Bagnell Dam Strip and 7 miles
from Big Surf/Big Shot Water and Amusement Park. For those who
don't plan to explore the city, we are located right at the water's
edge for fishing, swimming or just for watching beautiful sunsets.
By water, we are located at the 1 Mile Marker of the Grand Glaize
Arm (19 mile marker on the main channel). We are on the State
Park side of the Grand Glaize Bridge. There are several marinas,
gas docks, and places to rent boats or jet skis nearby. Our guests
have also been enjoying the new "No-Wake" Zone that
covers the main channel outside our cove.

2. I need directions to your place,
can you help me?
We have already made a Map to Robin's for you. On this page you
will find a map of Osage Beach with step by step directions on
how to get to the resort from either direction. View map.

3. What should I bring?
We strive to make our units as close to "home" as possible. We
stock our kitchens with cooking and eating utensils, and all bed
linens and bath towels are provided. We furnish clean towels
every other day for the duration of your stay. In addition, you
will find units have either an electric cook top (most units) or
oven (units 20, 21, 22, 24 and 25), microwave, full-size refrigerator,
Weber kettle grills, coffee pot, and toaster. The units are all
heated and cooled to give our guests complete climate control
comfort. You will also find cable television in each unit. Other
items that are provided: plastic bags for trash (inside and out),
toilet paper, dishwashing liquid and soap. There is a new air
compressor installed onsite that is available to all guests for
blowing up water rafts and tubes.
The new 1 BR, 1 BR Wedge, 2 BR, and 3 BR units have complete kitchens with dishwashers, central heat and air and DVD/VHS players for your year-round comfort. They also have large screened-in porches with propane gas grills.
Please note that the rooms do not have telephones.
Although we try to provide you with all the essential items, there
are some things that are not included with the units. You may
want to bring the following things with you: alarm clocks, hairdryers, salt and pepper shakers,
potholders, electric skillet, crock pot, charcoal and lighter
fluid for grill, beach towels for the pool or boat, towels to
clean car or boat, suntan lotion, water rafts, bait for fishing
and fishing poles.

4. Do you take credit cards?
Yes. We accept Visa, MasterCard and Discover. In addition, we
also accept personal checks, travelers checks and cash.

5. What if I need to cancel my reservation?
We understand that emergencies do happen and plans can change.
However, we are a business and our main objective is to stay financially
solvent so our guests will have a place to stay on their vacations!
The majority of our business comes in the peak summer months,
which means we must run as efficiently as possible. As such, we
do have a detailed Cancellation Policy that you can view at our
Policies Page.
To briefly summarize the policy, if you must cancel reservations
we will make every effort to re-rent the room(s) you had reserved.
If we are not able to re-rent the room(s) then we cannot refund
your deposit. Therefore, if canceling reservations is unavoidable,
it is in your best interest to notify us as soon as possible.
We always reserve the right to refund any deposit based on our
judgment.

6. We've never been there, what is there
to do?
At the Lake of the Ozarks, the main attraction is the water. The
lake runs 92 miles end to end and has over 1,150 miles of shoreline.
Boating, jet skiing, water-skiing, wake-boarding, knee-boarding
and parasailing are only some of the many things to do on the
water.
The lake is also famous for its scenic golf courses. Currently
there are 15 golf courses in the lake area, and counting! For
those who enjoy mini-golf instead, there are 8 exciting miniature
golf courses within minutes of Robin's Resort.
There are countless other activities at the lake. You may want
to check out these other attractions when you come to visit: 110
Store Factory Outlet Mall, the largest state park in Missouri,
the newest state park in Missouri, the famous "Bridal Cave"
or one of the other 3 show caves, Big Shot Amusement Park, Big
Surf Water Park, one of the 50 antique stores, Go-Carts, The Bagnell
Dam Strip, museums, and much, much more. Visit the official website

After a long day of activities, you can relax for a meal at one
of the 100+ restaurants. Many restaurants are either on, or overlooking
the water.

7. Is your place nice?
We take great pride in providing the best possible accommodations
for our guests. We are not the newest resort on the lake, but
we are one of the cleanest and best maintained spots you will
find. This may be one reason why we have a high number of guests
who return to visit us year after year. In some cases, we have
families who have been guests at Robin's for over 30 years and
spanning two generations! We are constantly working to maintain
this rich tradition so our guests will continue to enjoy their
vacations to the lake. If you ever have any suggestions that you
think would improve the quality of your stay, please let us know.

8. Where is my unit located?
You can visit our Robin's Layout page to see a map with unit numbers
clearly labeled. Building One units are directly on the
point, and building two is
right at the water's edge. Our new units have screened in decks that look directly out over the water.
-Units 1-4 are located on the upper-level of a two story building.
-Units 5-8 are on the lower-level of the same building.
-Units 23, 24 and 25 are attached to the building that contains
the office and game room. Unit 23 is on the street level, and unit 25 is street level
with a private entrance off the pool.
-Unit 22 is just behind the office, off the water, but with a
view of the lake from the upper-level deck, and right near the
pool.
-Units 20 and 21 and located off the
water on the hill with a great view of the water and nearby the
pool.

9. Do you have cabins, cottages or condos?
It's tough to categorize our units as
one style. We have many different styles of units, ranging from
1-4 bedrooms and each is different. In addition, we have 4 different
styles of two-bedroom units. You can visit our Unit Layout page
to see the exact layout of each unit and view pictures of the
units on the inside and outside.
Some people will ask if we have secluded cabins and the answer
is no. You can see from our aerial photo that none of our units
are isolated by themselves. We have an amazing stretch of shoreline,
but it is still a limited amount of space. We have tried to put
as many units as possible along the shore because these are the
most popular units.
It is also not accurate to call our units condos. With the exception
of our new building, none of our buildings are over two stories
high, and most are one story buildings level with the parking
lot.
Our units are probably closest to cottages, however, this is not
entirely accurate. To optimize our space, many units are either
apartment style or duplex style, and not stand-alone cottages.
10. Do you take pets?
We allow small dogs (5-25 lbs) in all units except our new building
under the following conditions:
-Please keep your dog on a leash while outside the unit.
-Do not leave your dog unattended in the unit.
-You will need to clean up after your dog outside as a courtesy
to the other guests.
Please notify us when making a reservation
if you will be bringing a pet. The cost is $10.00 per day, and
you will be held liable for any damages to the unit as a result
of your pet.
We can be more flexible with the weight requirement in the off-season,
so please call us to inquire if you have questions.

11. Would you rent to a teenager?
Yes, on some occasions. Robin's Resort is a family establishment,
and if your plan is to party then this may not be the place for
you. A security deposit is required and we must speak with a responsible
adult. For more information or to book a reservation, please call
us and we can work out the details.

12. Is your resort flat or hilly?
Will an elderly/disabled/injured person be able to stay at Robin's?
One of the best things about our resort is the layout of the land.
Unlike the large majority of resorts at the lake, our land is
almost totally flat. While some resorts will have large hills
and hundreds of steps to climb, Robin's does not suffer from any
of these obstacles. Almost every unit is level with the parking
lot, and there are few (if any) steps to climb as you walk out
to the docks.
We have a few units that are handicap accessible. Please call
if you require one of these units and we will check on availability
for you.

13. Do you have a boat launch? Is it flat?
Just like the paths to our units and boat docks, the boat launch
is very flat and easy to navigate. We have had boats in excess
of 30 feet launch with us and have no troubles.

14. Can we swim in the lake? Do you have
a pool?
Yes and yes! You are able to swim in the lake in designated areas, however, jumping off the boat docks is prohibited due to hazardous underwater cables. Or, take advantage of our two pool areas at Robin's.

15. How early do I need to book reservations?
We are always booking in advance! Many of our guests book reservations
a year in advance to reserve the unit and dates they want. It
is not necessary to book a year in advance. You will likely be
able to secure reservations if you call with 1-3 months notice.
We will rent you a room with only 1-3 days notice if we have it
open, but for the summer months we often run at 100% capacity
so it is to your advantage to call as soon as possible.

16. Do you rent by the week or can I reserve
only a few days?
The general rule is that we will rent you whatever we have open.
During the summer months, we typically require a 3-day minimum
stay, but it never hurts to call us to check on availability!
Sometimes we will have a 1-2 day block that we need to fill.

17. Can you make golfing reservations
for me? Can you reserve a fishing package for me?
No and no. We're sorry, but we do not have any connections with
golf or fishing establishments. We will, however, be glad to give
you contact names and numbers for several golf courses and fishing
guides in the area.

18. Do you have fishing bait?
No. Long-time Robin's guests may remember a time when we had live
bait onsite. We no longer have fishing bait, but there are several
fishing stores close by that will get you whatever fishing gear
you may need.

19. Do you have an air compressor for water
rafts and tubes?
Yes. We added this convenience because of your suggestions! Our
air compressor is attached to the outside wall of the office building
and free to use for all our guests.

20. What do you have onsite for
refreshments?
We have vending machines stocked with chips, candy, and snacks
and a bottle machine filled with water, Gatorade and soda.

21. What about recreation at the resort?
For fun, we have a recreation room with arcade games and a ping-pong table. We also have a brand new, "kid
friendly" playground area for children. Of course there is
always swimming in the outdoor pool and/or in the lake. Many of
our guests also enjoy relaxing outside and feeding the ducks and
other wildlife that sometimes strolls along our shores.

22. Do you have a conference room or
any place for a large group to gather?
Yes. We have a 25'x25' open air pavilion next to the pool at the point. Complete with five picnic tables that seat eight each, plus a commercial propane grill.

23. Do you work with family reunion groups?
Any special deals?
Yes we certainly do, depending on availability. Please call us
so we can check on availability for you.

Check-in time is from 2:00-8:00 p.m. and check-out time is 10:00 a.m.
